Broken tile will allow water to get underneath the tile and wear the underlayment out. This will cause roof leaks. Gluing tile is not recommended as a permanent fix. Glue wears away and can allow water through a break. It is recommended to replace broken tile with new tiles.
Slipped tiles can cause both a safety issue and can allow water to get underneath the tile. If tiles are not positioned back into place water can get underneath tile and wear out the underlayment. Its best to have tiles positioned back into place.
Miter Cuts (Ridge Joints) are where ridge pieces form a joint. Caulking is used to seal these areas to keep water from getting under the tile. Caulking ridge joints also keeps tiles from separating and falling from roof. Caulking does wear away over time and its recommend to seal these joints with roof based polyurethane caulking.
Plumbing flashings need to be free of debris and have good rubber pipe collars that fit around them. These need to be inspected for wear and tear. If collars have tears they need to be changed so it won't cause a roof leak. Some flashings such as fireplace and heater flashings have caulking around them which can wear. These need to be inspected and re-caulked if necessary to prevent roof leaks.
Trees, leaves, and dirt in the air can build up in valleys. Over time they will collect in a valley and can stop the water from flowing. If the water stops flowing, it will go on the underlayment and damage underlayment over time. Valleys, crickets, and walls should be checked and cleaned of any debris.
Tile roofs need to be maintenanced just like your car needs maintenance. To get the full life out of your roof, it is recommend by tile manufacturer to have your roof inspected by a licensed roofing contractor and have any necessary maintenance performed.
